I went to see a three year old dental building yesterday in South Tyler. A dentist from Dallas borrow 1.8 million (silly bank) and was only planning to work in this 5500 square foot building two or three days a week, while keeping his practice in Dallas going. Nice building, crazy reception area (very small), but h uge build out, including a Bikram yoga room with beautiful hardwood floors (his wife was a yoga instructor, but ran off with the x-rays salesman before the building was finished (according to rumor).
There is still a nice panorex type of unit there, and some cabinets and dividers, but other stuff has been taken. Huge building, bigger than Marvin's, I suspect, when you add the 4500 square feet of totally unfinished space next to it. What the heck was he thinking, that was all I could think about when I walked through.
You could certainly run a nice practice model through there, I believe, but you can't really have a building denominated practice. Some guys ought to go together and buy it (bank is asking just a bit over a million now), but there is some significant work that needs to be done on the structure, I think. Not for me, I decided!
But if anybody wants to expand to Tyler, let me know!
