as far as Campuses are concerned I prefer the term "Total Productivity Management" rather than maintenance. Nevertheless TPM is a proven tool for productivity improvement through maintenance of tools and tooling..

Improvement is a process of continuous change towards betterment so as to achieve:

In Time and Motion Study or Work Study or Methods Engineering lot of research work has been done achieving  improvement over the existing methods. PDCA cycle is a handy tool. Problem identification and its definition shows proper  direction to act. Some times this is known as Work Simplification. It essentially consists of 22 principles. Some useful tools are:

  1. Questioning technique: Primary: Who, What, Where, When and How and Secondary questions associated with why.
  2. Eliminate an activity, cycle time reduces.
  3. Combine or overlap a few activities.
  4. Change: sequence, place and person.
